租戶應享有對所租用的廚房的使用權限,以開展合法的烹飪和製作活動。使用權限包括但不限於以下條款: 使用時間:租戶可在每週七天內的特定時間段內使用廚房,具體時間段為早上9點至晚上10點。 使用範圍:租戶有權使用整個廚房區域,包括工作台、烤箱、爐灶、洗手台和存儲櫃。租戶應確保在使用過程中保持廚房的整潔和衛生。同時,租戶有責任保留購買原材料的單據,以便證明原材料的來源和質量,並配合相關監管機構的檢查要求。 使用目的:租戶可使用廚房進行食品製作、烹飪和烘焙等相關活動,以及相關的食品儲存和包裝工作。租戶應遵守所有相關的衛生標準和法律法規。在產品包裝或標籤上,租戶應詳細註明產品的成分、適用人群、保存期限和使用方法等相關資訊,以確保消費者的安全和產品的合法性。 廚房安全:租戶應遵守所有與廚房安全相關的指引和要求。包括但不限於適當使用烹飪設備、正確處理食材、妥善處理廢棄物和避免火災等安全風險。 租戶承諾在合作協議期間遵守以上使用權限的規定,並尊重廚房的使用規則和本公司的合法權益。本公司保留隨時進行監督和檢查的權利,以確保合作協議的遵守情況。如發現任何違反合作協議的行為,本公司有權終止租戶的使用權限並採取相應的法律措施。 生產品名 (產品或商品的名稱) 及數量登記: 為了確保租戶的生產活動的可追溯性和監控效果,本工場將實施生產品名及數量登記的要求。租戶需將在共享廚房生產的產品的品名及數量詳細登記在網上系統中。 租戶同意在每次生產完成後,立即將生產產品的品名及數量登記在網上系統中。這將有助於工場管理方了解租戶的生產情況、產品種類和數量,以便更好地規劃廚房資源和支持租戶的業務發展。 登記的信息將被嚴格保密,僅供本工場管理方和租戶自身使用。租戶應確保登記的信息準確無誤,並及時更新任何變動。如發現有任何違反登記要求的情況,本工場保留相應的處理措施,包括暫停使用權限或終止合作協議。 網上系統將提供給租戶方便的登記界面和報表查詢功能。租戶可以隨時訪問網上系統,查看自身的登記記錄和相關報表,以便更好地管理和追踪自身的生產活動。 本公司承諾將採取適當的安全措施,保護網上系統中的登記信息,防止未經授權的訪問和數據洩露。租戶也應確保其登入資料的安全,不得將其提供給第三方。 請注意,生產品名及數量登記的要求是為了確保廚房的運作效率和租戶的利益,請積極配合並確保信息的準確性和及時性。 租戶承諾在出售在共享廚房生產之產品時,如須註明該產品是在本工場生產的。產品包裝或標籤應詳細說明該產品的生產時間段,或者在產品上貼上本公司所提供的標誌,及於網上系統進行生產品名及數量登記以識別該產品是由租戶在共享廚房生產的。如發現註明在本公司工場生產,但未於網上登記的產品,租戶將不得宣稱該產品於本公司工場生產。同時,租戶應明確了解,未經授權使用本工場的名義進行銷售或宣傳。租戶自行承擔與此相關的一切責任和法律風險。 本公司對於租戶未註明或未貼上標誌的產品不承擔任何責任,並保留採取相應法律行動的權利,以保護本公司自身權益。租戶同意在合作協議期間將所有與此相關的索賠、訴訟或損害賠償的責任全部由租戶自己承擔。 該使用權限僅限於租戶在合作協議期間的合法經營活動。雙方同意在租用廚房期間相互尊重並保持有效溝通,以確保租戶的使用權限得到充分保障,同時保護雙方的合法權益。 CCTV 監控 為確保廚房的安全和防止任何不當行為,本工場將設置閉路電視監控系統(CCTV)。CCTV 監控將紀錄廚房內的活動,包括租戶的使用和工作情況。 租戶同意接受CCTV 監控,並理解這是為了保障廚房的安全和確保租戶和其他使用者的權益。CCTV 監控系統的監視範圍將限於廚房內部,並不會侵犯租戶的私密空間。 租戶同意不得干擾或損壞CCTV 監控系統,也不得將CCTV 監控系統的影像用於非法目的。任何對CCTV 監控系統的損壞或不當使用將被視為違反合作協議,並可能導致相應的法律責任。 CCTV 監控的影像將根據法律法規的要求進行保存和保護,並只在必要時提供給相關機構或當局作為證據使用。租戶應保證其使用廚房的行為合法合規,並遵守相關的隱私保護規定。 本工場保留隨時更改或取消CCTV 監控系統的權利,但應提前通知租戶。租戶在接受使用權限的同時,也同意受CCTV 監控條款的約束。請注意,CCTV 監控僅用於安全和保護目的,並不構成對租戶隱私的侵犯。
Tenant should have the right to use the rented kitchen for legitimate cooking and production activities. The usage rights include, but are not limited to, the following terms: Usage Hours: The tenant may use the kitchen during specific time slots within seven days a week, specifically from 9 a.m. to 10 p.m. Usage Scope: The tenant has the right to use the entire kitchen area, including worktables, ovens, stoves, sinks, and storage cabinets. The tenant must ensure the cleanliness and hygiene of the kitchen during use. Additionally, the tenant is responsible for retaining receipts for purchased ingredients to demonstrate their source and quality, and must cooperate with inspections from relevant regulatory authorities. Purpose of Use: The tenant may use the kitchen for food preparation, cooking, baking, and related activities, as well as food storage and packaging. The tenant must adhere to all relevant hygiene standards and legal regulations. For product packaging or labeling, the tenant must provide detailed information on ingredients, target audience, expiration dates, and usage instructions to ensure consumer safety and product legality. Kitchen Safety: The tenant must comply with all guidelines and requirements related to kitchen safety, including proper use of cooking equipment, correct handling of ingredients, proper disposal of waste, and prevention of fire hazards. The tenant pledges to abide by the above usage rights and respect the kitchen rules and the legitimate interests of the company during the collaboration agreement. The company reserves the right to supervise and inspect at any time to ensure compliance with the collaboration agreement. In case of any violation, the company has the right to terminate the tenant's usage rights and take corresponding legal measures. Registration of Product Names and Quantities: To ensure traceability and monitoring of tenant production activities, the facility will implement the requirement of registering product names and quantities. The tenant must register the names and quantities of products produced in the shared kitchen on the online system. The tenant agrees to immediately register the names and quantities of produced products on the online system after each production. This helps the facility management understand the tenant's production situation, types of products, and quantities, facilitating better planning of kitchen resources and support for tenant business development. The registered information will be kept strictly confidential, only for the use of the facility management and the tenant. The tenant must ensure the accuracy of registered information and promptly update any changes. In case of any violation of registration requirements, the facility reserves the right to take corresponding measures, including suspending usage rights or terminating the collaboration agreement. The online system will provide the tenant with a convenient registration interface and report query functions. The tenant can access the online system at any time to view their registration records and relevant reports, aiding in better management and tracking of their production activities. The company promises to take appropriate security measures to protect the registration information in the online system, preventing unauthorized access and data leakage. The tenant should also ensure the security of their login credentials and not provide them to third parties. Please note that the requirement for registering product names and quantities is to ensure the efficiency of kitchen operations and the interests of the tenant. Please actively cooperate and ensure the accuracy and timeliness of information. The tenant undertakes to specify that products produced in the shared kitchen are from this facility when selling them. Product packaging or labels should provide detailed information on the production timeframe, or display the logo provided by the company, and register product names and quantities online to identify products produced by the tenant in the shared kitchen. If products are indicated as produced in the facility but not registered online, the tenant cannot claim that the product was produced in the facility. Additionally, the tenant should explicitly understand that using the facility's name for sales or promotion without authorization is prohibited. The tenant assumes all responsibilities and legal risks associated with this. The company does not assume any responsibility for products that the tenant fails to specify or label and reserves the right to take legal action to protect its own interests. The tenant agrees to bear all claims, lawsuits, or damages related to this during the collaboration agreement. These usage rights are only applicable to the tenant's legal business activities during the collaboration agreement. Both parties agree to mutually respect and maintain effective communication during the kitchen rental period to ensure the full protection of the tenant's usage rights and safeguard the legitimate interests of both parties. CCTV Surveillance: To ensure kitchen safety and prevent any improper activities, the facility will install a closed-circuit television (CCTV) surveillance system. CCTV surveillance will record activities in the kitchen, including tenant use and work situations. The tenant agrees to accept CCTV surveillance and understands that this is for the safety of the kitchen and to ensure the rights of the tenant and other users. The monitoring scope of the CCTV surveillance system will be limited to the internal areas of the kitchen and will not infringe upon the tenant's private space. The tenant agrees not to interfere with or damage the CCTV surveillance system, and not to use CCTV footage for illegal purposes. Any damage or improper use of the CCTV surveillance system will be considered a violation of the collaboration agreement and may result in corresponding legal responsibilities. CCTV surveillance footage will be saved and protected according to legal requirements and will only be provided to relevant authorities or agencies as evidence when necessary. The tenant must ensure that their use of the kitchen complies with the law and privacy protection regulations. The facility reserves the right to change or cancel the CCTV surveillance system but will provide advance notice to the tenant. By accepting usage rights, the tenant also agrees to abide by the terms of the CCTV surveillance. Please note that CCTV surveillance is only used for safety and protection purposes and does not constitute an infringement on the tenant's privacy.
